December 2021 and Year-End Central Texas Housing Market

AUSTIN, Texas – According to the December 2021 and Year-End Central Texas Housing Market Report released by the Austin Board of REALTORS® (ABoR), more homes were sold in the Austin-Round Rock MSA in 2021 than ever before, with residential home sales rising 2.5% year over year to 41,316 homes sold last year.

In addition to an annual record for closed sales, the median price for a home across the MSA set a record in 2021, rising 30.8% over 2020 to $450,000. Sales dollar volume jumped 32.6% to yield a $23,374,102,226 impact on the Austin-area economy in 2021. More homes hit the market in 2021 than ever before, with new listings increasing 5.9% to 46,449 homes and pending listings rising 1.1% to 42,592 homes. 

Despite a healthy growth in listing activity last year, the average number of active listings on the market dropped 48.2% to 2,348 homes

November 2021 Austin Round-Rock housing market statistics

AUSTIN, TX — According to the Austin Board of REALTORS® (ABoR) November Central Texas Housing Report, closed listings dipped 4.9% to 3,215 across the Austin-Round Rock MSA in November. This occurred even as the housing market remains on track for a record-breaking year, with closed listings outpacing 2020 by 3.1% last month.

In November, 53% of the 3,215 closed listings —1,694 homes —sold between $250,000 and $500,000, today’s typical price range for first-time and first-time move-up homebuyers. This data indicates that despite a fast-paced market and record-low inventory, opportunity still exists to find the right home

October 2021 Austin Round-Rock housing market remains stable

AUSTIN, Texas–– According to the Austin Board of REALTORS® (ABoR) October 2021 Central Texas Housing Report, the Austin-Round Rock MSA housing market remains on track for a record-breaking year, even as the market continues its calming trend. Home sales across the MSA decreased 12.1% to 3,250 closings compared to October 2020 as the median sales price grew 24.7% year over year to $455,000 setting a record for the month of October.

Across the MSA in October, sales dollar volume increased 6.4% year over year to $1,836,686,318 and new listings increased 0.9% to 3,777. At the same time, active listings decreased 0.5% year over year to 3,475 and pending sales increased 4.4% to 3,774 across the MSA. Monthly housing inventory dipped 0.1 months of inventory to 1.0 months and homes spent an average of 20 days on the market, down 16 days when compared to October 2020.

September 2021 Austin MSA housing market continues calming trend

AUSTIN, Texas – According to the Austin Board of REALTORS® (ABoR) September 2021 Central Texas Housing Report, the Austin-Round Rock MSA housing market is continuing its calming trend. Home sales decreased 5.1% compared to September 2020 as the median sales price of $450,000 set a record for the month of September across the MSA. To meet the continued demand, due in large part to economic activity and job growth across the region, addressing housing affordability and increasing available inventory should continue to be a top priority for the region.

As residential home sales in the Austin Round-Rock MSA declined 5.1% to 3,682, the median sales price grew 28.5% year over year to $450,000. At the same time, sales dollar volume increased 18.5% year over year to $2,078,429,244. New listings increased 16.9% to 4,136 as active listings grew 0.7% year over year to 3,723 listings and pending sales declined 1.1%

Austin-Round Rock August 2021 Austin MSA housing market calming, still a top-market in U.S. housing market calming, still a top-market in U.S.

AUSTIN, Texas – According to the Austin Board of REALTORS® (ABoR) August 2021 Central Texas Housing Report, home sales decreased 4.6% compared to August 2020. The data indicates the market is calming as typical seasonality has returned in terms of number of closings, even as median sales prices maintained the gains made over the course of 2021. Despite setting a record for the month of August with a median sales price of $470,000 across the MSA, prices are no longer increasing at a significant rate month to month.  

As residential home sales in the Austin Round-Rock MSA declined 4.6% to 3,849, the median sales price jumped 34.7% year over year to $470,000—a record for the month of August. Sales dollar volume increased 18.7% year over year to $2,208,535,793. Monthly housing inventory dipped 0.3 months to 1.0 months of inventory compared to August 2020, the highest level of inventory across the MSA since October 2020.

Austin-area slowing sales growth indicates market stabilization in July 2021

AUSTIN, Texas – Residential home sales decreased across the Austin-Round Rock Metropolitan Statistical Area (MSA) for the first time since May 2020, according to the Austin Board of REALTORS® July 2021 Central Texas Housing Report. Despite the dip, the five-county MSA was just 445 homes shy of breaking the all-time home sales record set in July 2020.  

“July 2020 established the all-time-high watermark for home sales in the region due to pent-up housing demand after several months of stay at-home orders and increased consumer purchasing power,” Susan Horton, 2021 ABoR President, said. “As we have moved away from the post-COVID boom, the market has begun to stabilize. Austin area volume of homes sold in June 2021 sets records

AUSTIN, Texas— According to the Austin Board of REALTORS® (ABoR) June and Midyear Central Texas Housing Market Report, 4,369 homes sold in June, a record for the month of June, across the Austin-Round Rock Metropolitan Statistical Area (MSA), an 8.6% increase year over year. The record setting number of transactions for any June on record contributed to an increase of 16.5% to 19,991 home sales during the first half of the 2021.

Across the five-county MSA in June, the median price increased 43% to $482,364—an all-time record. Sales dollar volume jumped 55.7% to $2,621,271,158, as pending sales slightly decreased 1.8% to 4,419. Housing inventory declined 1.1 months to 0.6 months of inventory. These numbers are consistent with a market that has seen more activity than ever before in recent months, and although the market is tight, more homes are being sold than in previous years.

Austin-Round Rock MSA housing market continues to break records in May 2021

AUSTIN, Texas – The greater Austin area posted record-breaking gains in May, as the median home price reached an all-time high—for any month on record—of $465,000, while both home sales and sales dollar volume skyrocketed, according to The Austin Board of REALTORS® May 2021 Central Texas Housing Report.

“Austin’s housing market has become one of the most competitive markets in the U.S.,” Susan Horton, 2021 ABoR President, said. “As new companies relocate to Austin and the city’s popularity draws in new residents, the sheer demand for housing has created a critical inventory shortage, reinforcing that affordability and accessibility to housing across our region is a real concern and should be a top priority for local leaders.”

Austin-Round Rock MSA home sales jump 37% in April 2021

AUSTIN, Texas – The booming Austin-area housing market continued to demonstrate strength in April, with soaring double-digit growth in both home sales volume and median price growth. The Austin Board of REALTORS® April 2021 Central Texas Housing Report is the first market report to provide a direct comparison to the housing market during the COVID-19 pandemic.

“One year ago, shelter-in-place orders effectively ground real estate transactions to a halt, leaving uncertainty in the market,” Susan Horton, 2021 ABoR President, said. “Although striking at face value, last month’s housing market activity demonstrates not only a strong recovery since last spring, but significant growth beyond that recovery.” 

Residential home sales in the Austin Round-Rock MSA hit a record for the month of April, increasing 37.2% year over year to 3,604 sales, while median sales price rose 41.6% year over year to an all-time-high of $460,000. As a result, sales dollar volume topped two billion in April, skyrocketing 95.5% year over year to $2,065,570,878. Homes spent an average of 17 days on market, or 28 fewer days than in April 2020.

Austin area continues to set housing records in March 2021

AUSTIN, Texas – As Austin experiences growing pains associated with a city transitioning into a large metropolitan area, the Austin-Round Rock MSA continues to set housing records. According to the Austin Board of REALTORS®’ latest Central Texas Housing Report, sales volume lost due to the February storms was recovered in March and the median price for a home in the MSA rose by 28.8% compared to last year, hitting an all-time high of $425,000.

Across the five-county MSA in March, home sales increased 13.1% year over year to 3,603—a record for the month of March. At the same time, active listings plummeted 78.3% to 1,202 listings, keeping housing inventory at a record-low 0.4 months of inventory, or 1.4 fewer months than in March 2020. 

“The Austin-Round Rock MSA is one of the fastest growing in the country, people want to live here, and job creators see opportunity to be successful here,” Susan Horton, 2021 ABoR President, said.
